Description of House in Limousin:
Lovely, detached house in well maintained grounds with fabulous views. On edge of friendly welcoming village, with ease of access to all amenities.
Built in 1982, and fully refurbished and modernised, the house is situated on the edge of the village of St Auvent.
Built in the traditional sous-sol style, the accommodation is on two floors. On the first floor is the main living room that is has a log burner and opens onto the verandah via french doors. The verandah gives stunning views over the valley and river to the front of the house. There are two double bedrooms, a fully fitted kitchen/ diner, and a large modern bathroom with walk-in shower, bath, wash hand basin and WC.
On the lower floor, the space has been converted to provide additional family living space and a utility room. The living space comprises an open plan living room/ dining room with fully fitted kitchen; this room opens onto the patio and garden via tri-fold pation doors. additionally there is a double bedroom and a wet-room with WC. This extended living space has its own entrance and could be used as a summer room, a gite, a rental apartment, a studio or a play room etc. It truly is a versatile space with plenty of options to choose from.
All of the rooms have electric convector heaters fitted. The flooring is all italian ceramic tile, apart from the upper bedrooms which are laminate.
All windows are double glazed throughout and the walls and roof are in good condition and well insulated.

Outside the long drive has two entrance gates, and this runs along the front of the property which is screened from the road by hedging. The gardens are well maintained and comprise of a small orchard (apple, pear, plum, nectarine, grape vine, fig tree) flower beds and lawns.
The working well is a feature that provides water for the gardens throughout the year, and the water can also be used in the house. Mains water is also available and is metred.
A brick built BBQ is to one side of the house.
The woodland to the rear of the house very attractive with wild flowers. Deer have been seen in there on occasion! It is easily managed, and trees have often been cut down to provide a supply of wood.
The drainage is via a gravel bed-style fosse which is in very good working order. It has recently been inspected and a report is available to view.
There is ample space to erect outbuildings, and/ or to put in a swimming pool.
Rochechouart - Surrounding area:
The house is in the commune of St Auvent and is situated just outside of the village itself. In the village are all the necessary amenities such as shop, bar, restaurant, pot office, hairdresser, primary school. In addition there is a wonderful Chateau, a community room and sports fields.
The inhabitants are friendly and helpful, and have welcomed new residents from a number of places and areas within europe. The Mairie is particularly helpful and nothing seems any trouble to them.
To one side of the village is a well maintained, and well loved, area of natural beauty which has walk ways next to the rive and the streams, woodland walks and a peaceful area known as the Sanctuary that is used for a number of purposes. This is visited by people from out of the area
too.

8K away is the pretty town of Rochechouart, which is known for the fallen meteorite of many years ago, its lovely buildings and fabulous chateau. There are a number of artisan shops, along with bars and restaurants to enjoy. A market is held here twice a week.
10K away is St Junien where there is a hospital, swimming pool, larger shops, hypermarkets and retail areas. Many of the admin buildings and offices are found here. A large market is held centrally every Saturday.
Limoges is the nearest large city and is 35 mins drive away. It is a bustling city with a great mix of the old and the new...well worth a visit. Old properties and cobbled streets are close to high end designer outlets. A number of fairs and markets take place on a regular basis, and the large theatre has many well known musical and cultural events.

Within 10-20 minutes drive are a number of lakes that have provided play areas, fishing facilities, cafes and beaches (that are well used and safely managed in the summer.)
Other information:
There is the opportunity to develop skills and business opportunities in this area. A great number of people resident here embrace the outdoor life, are creative and support one-another in their ventures. Many english residents within the wider community have established successful businesses, whilst others enjoy the freedom of retirement and pursue a wide range of available activities.
The french and the english communities inter-relate very well, and there are opportunities to extend this is you choose. Similarly, for those who wish to develop closer links with the english residents. a large number of clubs and groups have been established.
