Description of Farmhouse in Limousin:
Fully renovated 3 bed farmhouse/smallholding with attached barn and land. Ideally situated on the edge of a hamlet, within easy distance of shops etc
The house has about 165m2 of living space. It is an old farm house that has been beautifully renovated to an extremely high standard and there is no work to do! An ideal property for someone who wants to live “the Good Life” without living in a building site! The house had a completely new roof, tiles and timber, in 2005 and a new septic tank /fosse toutes eaux installed in 2007, which conforms to all current regulations. The house is double glazed throughout. Heating is by the two woodburners and there are electric radiators in all rooms as back up. The house has mains electric, mains water and drainage is to the new septic tank. Telephone and broadband are connected.

On the ground floor you enter into the hall (12m2) with exposed beams, tiled floor and stairs to the first floor. On the left is the sitting/dining room (24m2) with exposed beams, parquet floor and original granite fireplace with fitted woodburner. From the sitting room is a door to the office (12m2) with parquet floor and telephone point. On the right of the hall is bedroom 1 (24m2) with exposed beams and parquet floor. There is an extremely productive vegetable garden with raised beds and a very large polytunnel (7m x 18m). Water for watering the garden and stock is from a well with electric pump.

Behind and to the side of the house is the garden of approximately 3500m2 with fruit trees and shrubs and also the field of approximately 2.5 hectares. The field is entirely fenced and has several beautiful mature oak trees which offer excellent shade and shelter to stock. The whole plot extends to approximately 2.8 hectares which is all in one block attached to the house.

Magnac Laval - Surrounding area:
The house is situated on the very edge of a very quiet hamlet near St Leger Magnazeix. It is a no-through road. There is a shop and a bar and an excellent primary school in St Leger Magnazeix which is about 3km away. The school bus service collects from the door! There is more extensive shopping in Magnac Laval which is about 10 minutes’ drive. The towns of Bellac and La Souterraine are about 30 minutes’ drive and have extensive shopping. You can catch the TGV from La Souterraine to Lille and there connect to the Eurostar. Limoges airport is about 45 minutes away.
